What We Will Not Do
We don't replace a door when a spring job will do it. Most houses around here went up between 1955 and 2004, median build year 1984, and a lot of those original torsion setups just need a spring, a cable, or a new roller - not a full tear-out. If your opener is original to a mid-80s build, we'll tell you straight whether it's worth fixing or whether the parts are getting hard to source and replacement makes more sense.
We don't do sales pitches dressed up as inspections. If a panel is cosmetic and the door still runs fine, we'll say so instead of finding a problem that isn't there.
We don't carry every part on the truck for every era of door. The service area covers 24 named communities with housing stock mostly from the 1980s and 90s, plus older pockets, so hardware varies a lot block to block. If your track or opener model is unusual, we may need to order a part before we can finish the job - we'd rather tell you that up front than promise same-visit completion and miss it.
We don't work outside garage doors and the gear attached to them - openers, springs, tracks, cables, panels, rollers. That's the whole list.
Plain Answers
Lakeville sits in a cold-moderate climate band, which matters more for garage doors than people expect. Torsion springs rated for a certain cycle count wear faster with the temperature swings this area gets, and openers with exposed circuit boards can act up in an unheated garage in January. That's not a scare story, it's just the reason a spring that held up fine in a mild climate might not last as long here.
Most of the houses we're called to were built sometime between 1955 and 2004, with the bulk of that stock from the 1980s and 90s. That matters because hardware from that era is a mixed bag - some of it is still common, some of it (particularly older one-piece doors and early extension-spring setups) takes more hunting to match.
We work in Lakeville and the surrounding area, including places like Credit River, Elko New Market, Coates, and out toward Northfield and Hastings. If you're closer to Richfield, Inver Grove Heights, or St. Louis Park, give us a call and we'll tell you honestly whether it's a reasonable drive for the job - some of those are a stretch.
We don't pad quotes with services you didn't ask for. If the fix is a $40 part, that's what we quote.
Getting Hold of Us
Call (952) 246-5117
If you're not sure what's wrong, tell us what the door is doing - won't open, makes a grinding noise, opener runs but the door doesn't move - and we can usually narrow it down before a truck even shows up.
We're based at 17685 Juniper Path, Lakeville, MN 55044
That's not a storefront for walk-ins browsing doors; it's where the trucks run from. If you want to talk through a repair versus replacement decision before committing to anything, call first.
